    I've been selling real estate in Livingston County for a long time. And one of the conversations I have most often — and honestly, one of my favorites — is with buyers who are ready to simplify.

    Maybe the kids are grown and gone. Maybe the yard that used to be a joy is starting to feel like a chore. Maybe you're just ready for a home that works for your life right now, not the life you had 20 years ago.

    Whatever brought you here, I want you to know: there are really great options in this area. And more people are surprised by that than you'd think. 😊

    Let me walk you through what senior living actually looks like in Livingston County.

    What "Senior Living" Really Means in Real Estate

    First, let's clear something up — because I hear confusion about this all the time.

    "Senior living" in real estate doesn't automatically mean assisted living or a nursing home. For a lot of my clients, it simply means a community or home designed with your current lifestyle in mind. That could be a 55+ active adult community with a clubhouse and social events, a low-maintenance condo where someone else handles the lawn and snow, a ranch-style home with no stairs and a smaller footprint, or a patio home in a quiet neighborhood close to everything you need.

    There's a wide range, and the right fit looks different for everyone.

    55+ Communities in the Brighton Area

    Livingston County has some genuinely lovely options for active adults who want community, convenience, and a home that fits this season of life.

    Many of the 55+ communities in the area offer attached or detached homes with HOA coverage for exterior maintenance — which is a huge selling point for buyers who are done dealing with gutters, landscaping, and snow removal. Some communities also include amenities like clubhouses, walking paths, and organized social activities, which a lot of my buyers end up loving far more than they expected.

    If you've lived in the same house for 20 or 30 years, the idea of moving into a community might feel strange at first. But I've watched so many clients make this move and tell me it was one of the best decisions they ever made. There's something really nice about being around neighbors in the same stage of life.

    Condos and Patio Homes: Low Maintenance, High Quality of Life

    Not everyone wants a 55+ community — and that's completely fine. Condos and patio homes are another popular option for buyers in this stage of life, and Livingston County has a solid inventory of both.

    The appeal here is simple: you get a well-maintained, right-sized home without the upkeep of a larger property. Lock-and-leave living is a real thing, especially for folks who travel or spend time with family in other parts of the state or country. ✈️

    And in terms of price point, condos and patio homes can be a smart financial move — especially if you're selling a larger family home and looking to free up equity for retirement or other priorities.

    What to Think About Before You Start Your Search

    Here are a few questions I always walk through with buyers in this stage:

    Do you want neighbors close by or more privacy? That'll help narrow down whether a community setting or a standalone patio home is the better fit.

    How important is single-story living? For a lot of my clients, this is non-negotiable — and rightfully so. We focus the search on ranch-style homes and first-floor-primary options right from the start.

    What's your timeline? Some buyers are ready to move in 60 days. Others are still two or three years out but want to understand the market. Both are completely valid, and I'm happy to help either way.

    What does your financial picture look like? If you're selling your current home to fund the next one, we need to think about those two transactions together. I help my clients map that out so nothing falls through the cracks.
