    There's a moment every growing family knows.

    Maybe it's the Sunday morning when three kids are fighting over one bathroom. Maybe it's when you finally admit the "office" is just a folding table in the corner of the bedroom. Or maybe it's when your dining room table can't fit everyone anymore and you're eating Thanksgiving in shifts.

    If any of that sounds familiar — you might be ready to upsize.

    I talk to families all the time here in the Brighton area who are living in homes they've genuinely outgrown. They love the house. They have memories there. But the walls are closing in, and they know it. The question is: what do you actually do about it?

    There's no single rule that says "time to move," but here are some of the biggest signs I see with my clients:

    You've converted every flex space you have. Guest room became a nursery, the basement became a playroom, the dining room became a homework station. When you're out of rooms to repurpose, you're out of room.

    Your lifestyle has changed but your house hasn't. Remote work is real. If you need a dedicated home office and don't have one, that's not a nice-to-have anymore — it's a need. Same goes for multigenerational living, which I see a lot of in Livingston County right now.

    Storage is a constant battle. When you're buying furniture just to hide stuff, or paying for a storage unit month after month, that's money that could be going toward a bigger mortgage on a home that actually fits your life.

    You avoid having people over. If you feel like your home is too small to host family or friends comfortably, that's worth paying attention to. Your home should feel like a place you're proud to open up — not one you apologize for.

    You're already mentally redesigning. This is a big one. If you catch yourself saying "I wish we had…" on a weekly basis, your brain is already telling you something your budget hasn't caught up to yet. 😅

    What Upsizing Actually Looks Like in the Brighton/Livingston County Area

    Here's the good news: this area has a lot to offer families who are ready to make a move up.

    Whether you're looking for more square footage with a bigger yard, an extra bedroom or two, a finished basement for the kids, or a dedicated home office, there are options across the county — from Hamburg Township and Howell to Brighton Township and beyond.

    And if you've owned your current home for a few years, there's a good chance you've built up real equity that can work in your favor when you're ready to buy up. That's a conversation worth having sooner than most people think.

    The Upsizing Process (It's Less Overwhelming Than You Think)
